Our salespeople will want to know what kind of dwelling you need. We can therefore offer you the most suitable of all of those in the development.
02 | ADVICE
Throughout the process, we will offer you advice on the legal aspects and the processes involved in buying your new dwelling or selling your current flat. We will also inform you of other aspects related to your new home, such as the facilities, schools, transport connections, etc. around the development.
Once you have decided to buy a dwelling, premises or parking space, the first step – taking your personal circumstances and requirements into consideration – is to study the most suitable form for financing the purchase.
03 | PURCHASING A PROPERTY
The first document we sign together is the reservation or deposit, which reflects the agreed economic conditions adapted to your needs. The purpose of the reservation is to give you the time you need to find financing for your new dwelling, to sell a flat you own or get a mortgage from any financial institution.
Purchasing a completed property
If you are purchasing a completed property, after the time established in the deposit document has elapsed, we go to the Notary Public to have a deed of purchase and sale granted. When this is granted we give you the keys to your new dwelling and you can take possession. Before this, a visit is arranged to be able to inspect the dwelling together and identify any shortcoming there might be so that it can be repaired before it is handed over.
Purchase of a property under construction
If the purchase is of a property under construction, a private purchase and sale contract is signed that reflects both the economic conditions and the terms of delivery. The form of payment is normally stipulated as a certain amount when the contract is signed, specific instalments during the construction period, and the rest when the keys are handed over and the public deed of purchase-sale is granted before the Notary Public. All payments made during the construction will be guaranteed by an insurance policy or bank guarantee, until the keys to the dwelling are handed over. The final payment will be made at this time, which may coincide with the amount of the mortgage.
04 | MORTGAGE MANAGEMENT
The mortgage may be dealt with either by us, through any bank entity, or you, if you want to arrange it personally with your own institution.

05 | REGULAR INFORMATION ON THE STATE OF THE CONSTRUCTION
In the time between signing the contract to the keys being handed over, we will regularly inform you on the development of the works and compliance with the delivery times. We will also send you photographs and reports on the state of the construction.
In the sales office, we have samples of all the materials and finishes that will form part of the dwelling. We have several options for you to choose the materials you most like.
06 | INSPECTION OF THE BUILDING
Once the construction is complete, and before the keys are handed over, we will arrange a joint visit directly to the dwelling to check it for faults that have to be repaired before the deeds are signed and the keys are handed over.
07 | DELIVERY OF DOCUMENTATION
When the public deed of sale is granted before the Notary Public, we provide a dossier with all the documentation referring to the dwelling. This dossier contains plans of the layout, guarantee documents for the appliances installed in the dwelling, telephone numbers for contracting utilities, the ‘certificate of habitability’ and a list of the companies involved in the construction, as well as a maintenance manual of the dwelling itself and the communal areas of the building. There will also be a sheet for you to report any faults once the keys have been handed over and the dwelling has been thoroughly checked, so that they can be repaired as quickly as possible.
